  • Pricing Definitions
    Guide Price - The guide price is an indication of the seller’s minimum acceptable price at the time of marketing. It is provided to help buyers gauge the likely reserve range.     Starting Price - The starting price is the price at which bidding will open when the lot goes live on the YooWin online auction platform. The starting price is set solely to encourage interest and competitive bidding. It is not a reflection of the property’s market value, reserve price, or guide price, and there is no guarantee the property will sell at or near this figure.
    Reserve Price - The reserve price is the minimum price the seller is willing to accept for the property. This figure is confidential between the seller and the auctioneer. The property will not be sold below the reserve price. In accordance with auction regulations, the reserve price is typically within 10% (plus or minus) of the guide price unless otherwise stated.
  • Legal Pack & Due Diligence
    A legal pack is made available for each lot and can be downloaded from the YooWin website. It is the responsibility of all bidders to review the legal pack in full prior to bidding, and to instruct their own solicitor or licensed conveyancer to carry out due diligence.
    YooWin and the seller accept no liability for any inaccuracies or omissions in the legal documentation or marketing materials.
  • Property Viewings
    All viewings or Open Day bookings must be booked online in advance through YooWin or the appointed joint agent. Viewing availability can be found on each property listing. If no availability is shown, please contact YooWin on 02073181731.
    Viewings are carried out strictly by prior appointment only and may be subject to specific time slots, access restrictions, or vendor approval. For health, safety, and insurance reasons, unaccompanied access to any property is not permitted.
    Prospective purchasers are advised to satisfy themselves as to the condition, layout, and location of the property before bidding. In some cases, properties may be tenanted, under refurbishment, or otherwise inaccessible; in such instances, external viewings only may be possible, or virtual tours provided.
    YooWin and the seller accept no responsibility for loss, injury, or damage sustained during property inspections, however caused.
  • Auction Terms
    All bidding is subject to the YooWin Auction Terms & Conditions and the specific Conditions of Sale relating to each lot (including the Common Auction Conditions, if applicable).
    By placing a bid, you acknowledge and agree to be bound by these conditions. Once the online auction timer expires and a lot is shown as “sold”, a legally binding contract is formed between buyer and seller. The property will be deemed ‘Exchanged’.
  • Memorandum of Sale & Exchange
    YooWin has the right to sign the Memorandum of Sale on behalf of both the buyer & the seller, which will be done immediately upon exchange and sent to both sets of solicitors.
  • Fees & Deposits A buyer’s fee (also known as an administration fee) is payable in addition to the final bid price. The applicable fee for each lot is clearly stated on the property listing.
    The winning bidder will be required to pay the deposit, buyer’s fee & administration fee immediately upon the auction ending.
    Unless otherwise stated, the buyer’s fee will typically be £5,000 with a deduction of £3,500 to go towards YooWin’s administration fee, with the remaining £1,500 to go towards the deposit.
    Unless otherwise stated, the deposit will typically be 10% of the purchase price unless otherwise stated in the special conditions.
  • Completion
    Completion dates are as set out in the legal pack or the special conditions of sale (usually 28 days from exchange).
    Failure to complete within the specified time frame may result in forfeiture of the deposit and/or other legal remedies being sought by the seller.
  • Condition, Measurements & Photography All property descriptions, floor plans, dimensions, photographs, and location maps are for illustrative and identification purposes only and must not be relied upon as statements of fact.
    The property may not include fixtures, fittings or chattels shown in marketing images.
    Buyers are strongly advised to inspect the property (in person or via their representative), and instruct their own surveyor prior to bidding. YooWin have not inspected the property and all information has been provided by the Seller. YooWin will not be held responsible for any errors or omissions in the detail provided.
  • Tenure, Tenancies & Planning
    All prospective purchasers must verify tenure (freehold/leasehold), lease details, ground rent, service charges, tenancy schedules, and planning status via their solicitor prior to bidding. YooWin and the seller do not warrant the accuracy of any information relating to tenancies, rent schedules, planning permissions, or licences.
  • Structural, Environmental & Compliance Matters
    The property may be subject to structural issues, subsidence, contamination, Japanese knotweed, asbestos, flood risk, or other latent defects. It is the buyer’s responsibility to obtain independent surveys and reports as required.
    No warranties are given in respect of compliance with building regulations, fire safety, electrical, gas, EPC, or other statutory requirements.
  • Title & Boundaries
    Title documents and plans are provided within the legal pack for identification purposes only.
    Boundaries, rights of way, easements, covenants, and access points should be verified by the buyer’s conveyancer.
  • Further Notices
    YooWin acts as agent for the seller and gives no guarantee, warranty, or representation (express or implied) in relation to any property or its title. The seller and YooWin reserve the right to amend or withdraw any property from sale at any time prior to exchange of contracts. All measurements, prices, and availability are subject to change without notice.
  • Final Reminder
    Buying at auction is a legal commitment. Ensure you:
